General conditions for tourist rental
• 1) LEASE
The leases are in the name and on behalf of the owner. These are private houses of different types,
furnished according to the owner's taste, which make a general, identical and inflexible standard
difficult. Anyone with special needs, please communicate it at the time of booking.
2) BOOKING
The reservation is considered confirmed upon receipt of the deposit, paid by bank transfer, credit
card or paypal.
For tax purposes, the sums paid in advance, in accordance with the conditions of sale, are to be
considered a deposit. Failure to receive the confirmation deposit exempts Orosei Summer Holidays
from booking the apartment.
3) PAYMENTS
The deposit to be paid upfront is 30% of the amount of the rental only, with the exception of
bookings made 30 days before the arrival date, for which the full amount must be paid; the balance
will be paid on the spot upon arrival, together with servicing and optional costs.
4) DEPOSIT
Upon arrival, a payment of € 200.00 is required for a non-interest bearing guarantee deposit, to be
returned on departure, subject to verification and possible deduction of the damages caused.
An additional € 250.00 deposit will be required in case of pets (only where allowed by the owners
of the properties). In case of departures before 08:00, the deposit will be returned later, after
checking the condition of the property.
5) NUMBER OF PEOPLE
The number of people must not differ from that expressed at the time of booking. Any changes in
the number of people must be communicated and approved by Orosei Summer Holidays before
arrival.
The cost of one extra bed (also to be approved) is € 140.00 per week. The crib for children up to
three years of age is available, upon reservation at a cost of € 60.00 per week.
6) ARRIVALS AND DEPARTURES
The rent is agreed for whole weeks, starting between 5pm and 8pm on the day of arrival and check
out strictly by 10am on the day of departure.
At least three days before the arrival, it will be your responsibility to send Orosei Summer Holidays
an email with the arrival details so that you can agree on the check-in time in the chosen house.
To avoid unpleasant and long waits for both, please, when leaving the port or airport of arrival, call
us on the phone number that will be indicated to you and confirm the time of your arrival at the
house.
7) EQUIPMENT
The accommodations are residential and equipped to meet the needs of short stays, all furnished
and equipped to the taste of the owners (for the characteristics of each apartment, please consult the
info sheet provided during the booking and present inside the accommodation).
Bucket, mop, broom and dustpan are provided. Bed linen and towels available fo additional charge,
subject to confirmation at the time of booking. Table linen not available. The status of the electrical
appliances must be checked upon arrival. The gas tank will be replaced at no additional cost,
exclusively during the opening hours of the companies that supply them.
8) ORDER AND CLEANING
The houses are handed over clean and tidy. During the stay it is forbidden to move furniture or beds
from their initial position; any damage to the furniture will be charged.
If the customer considers that the occupied apartment is not sufficiently clean, he can report it
within the hour after receiving the keys; then it will checked and if necessary, the apartment will be
rearranged.
Cleaning accessories are in the house. Cleaning products and sponges are charged to customers. On
the day of departure, customers must: wash pots, dishes, coffee makers and everything used, clean
the hob, empty and defrost the refrigerator, leaving the door open, empty the dustbin and take away
all the trash.
The municipality of Orosei implements separate waste collection; therefore please dispose of the
sorted waste periodically and in any case, by the evening before the day of departure, using the
appropriate buckets and following the indications in the scheme at your disposal. Non-fullfilment
of the requirement and/or damages caused during the stay will be quantified according to the
circumstances and charged to the customer.
9) COMPLAINTS
The real estate units have been selected according to qualitative and functional standards and are
periodically checked. All descriptions given are written in good faith. We decline all responsibility
for any modification, damage or damage made inside the apartment without the knowledge of the
lessor.
For any problem, (except for failures caused by the customer), relating to malfunctions of electrical
and/or electronic appliances such as air conditioners, televisions, refrigerators, water heaters, etc.
the intervention is included in the two working days from the reporting of the incident detected,
term within which no refund is due to the customer for breach of contract and/or damage of any
kind and/or any nature.
Any complaints must be reported immediately upon occupying the property. Failure to do so or the
lack of an explicit authorisation shall result in the loss of the entire sum agreed upon at the time of
signing this contract when customers leave the accommodation prematurely . Any complaint
reported at the end of the stay or after departure will not be taken into consideration
10) CANCELLATION AND CANCELLATION PENALTIES
For cancellations received in writing within 90 days prior to the date of estimated arrival, Orosei
Summer Holidays will refund the sums paid as a deposit.
From 90 to 30 days before we will refund 50% of the amounts paid, from 29 days to the day
before, the agency will keep the entire amount received as a deposit.
11) LIABILITY
If, after the conclusion of the contract, extraordinary circumstances or events occur, due to which
the booked accommodation is no longer available, Orosei Summer Holidays reserves the right to
offer an alternative property with similar characteristics or, if this is not possible, to cancel the
reservation by fully refunding the amounts received by the customer, who will not be entitled to
claim any amount, for any reason, for the non-execution of the contract.
Upon arrival you will be given only one set of keys and no duplicates will be provided; it is
absolutely forbidden to make duplicate keys on your own initiative, in case of violation it will be
reported to the competent bodies.
12) CLAUSES
No changes can be made to this contract, except in writing, accepted by both parties and bearing
the wording "to be considered an integral part of the contract", failure to do so shall result in the
annulment of the contract itself.
13) DISPUTES
For any controversy regarding the execution of this contract, it is agreed that the Court of Nuoro
has the exclusive jurisdiction.
